Arnya Realestates Fund Advisors, an alternative investment management firm specialising in real estate, has announced the successful first close of its inaugural Real Estate Debt Fund – Arnya Real Estate Fund – Debt. The Cat-II AIF, launched in April 2024, secured Rs 375 crores in commitments from a diverse group of investors, including family offices, ultra-high-net-worth individuals (UHNIs), and high-net-worth individuals (HNIs). 

Founded in December 2023 by ex-Motilal Oswal Alternates CEO Sharad Mittal, Arnya Realestates Fund Advisors focuses on a range of real estate investment products, including debt, rental, and equity investments. The firm’s maiden fund targets a total corpus of Rs 1,000 crores, with an additional green shoe option of Rs 1,000 crores. This first close marks a key milestone, demonstrating growing investor confidence in the real estate market and strong interest in Arnya’s independent investment approach.

The fund is registered as a Category II Alternative Investment Fund (AIF) with SEBI and aims to provide early-stage growth capital to the residential real estate sector, particularly targeting Tier 1 developers in India’s top eight cities. Arnya plans to utilise its deep market knowledge and strategic partnerships to deliver superior, risk-adjusted returns to its investors.

Arnya’s founding team brings over 100 years of combined experience in real estate investment management. The team’s impressive track record includes 75 investments, managing assets worth over Rs 10,000 crores, and achieving a 20%+ internal rate of return (IRR) across multiple exits without losing capital. 

Sharad Mittal, with over 23 years of industry experience, has overseen investments exceeding Rs 10,000 crores across 175 projects nationwide and has held key roles at prominent institutions such as ICICI Prudential AMC, ICICI Bank, and Motilal Oswal Alternates.
