Sundaram Alternates Tops ₹1,000 Crore Mark with Real Estate Fund IV

The achievement highlights the firm’s growing influence in the alternative investment sector and its success in attracting a diverse investor base.

The fund, which focusses on high-yield secured real estate investments, has already allocated 70% of its portfolio and is delivering an impressive internal rate of return (IRR) of nearly 19%, according to a statement. Its investors include institutions, family offices, corporate treasuries, and high-net-worth individuals, reflecting strong confidence in its strategy and performance.

Sundaram Alternates, managing $850 million in alternate assets, has built a strong reputation in senior credit investments. Over the years, it has deployed more than ₹3,200 crore, generating asset-level returns between 18% and 20%. These returns have consistently provided a solid cushion, allowing investors to earn mid-teen net returns despite a competitive market environment.

Karthik Athreya, Director and Head of Strategy - Private Credit at Sundaram Alternates, emphasized the firm’s strategic approach. “Our focus on senior secured credit ensures risk-adjusted returns while maintaining a strong buffer to navigate market challenges effectively,” he said in the statement.

The latest milestone further cements Sundaram Alternates’ position in India’s alternative investment landscape, particularly in real estate-focussed private credit. As the sector continues to attract investors seeking diversification and stable returns, the firm’s track record and investment approach stand out in a rapidly evolving market.
